Pag Papagawa ng Bahay

Mahirap magpagawa ng bahay. Sa mga chinese nga di ina advice na mag pagawa ng bahay kung buntis ang asawa dahil sobrang stressful. Uso pa rin sa Pilipinas yung nag papagawa ng walang malinaw na plano at hinahayaan na lang sa karpintero. Pag walang plano malamang na may ma kaligtaan ang gumagawa at lalong masakit sa ulo. Mura lang naman mag pagawa ng plano. Ang mahalaga ay yung specifications, bill of materials at mismong plano. Yung specifications naka saad dun kung anong materiales ang gagamitin, anong finish, at marami pang detalye na makakatulong sa inyong matukoy kung gumagawa na ng di wasto ang contractor. Dito rin maiiwasan ang pag tatalo dahil may malinaw na kasulatan kung ano dapat. Ang Bill of materials naman ay makakatulong sayo sa pag budget. Lahat ng materiales na gagamitin ay naka saad dito kasama na ang current market price. Di na dapat lumayo dito ang gagastusin sa materiales. Pag aralan mabuti ang specifications, bill of materials at plano bago simulang mag pagawa. Nasa sayo na kung arawan o contrata ang labor. Pero sa naranasan ko mas ok yung kontrata labor pero ikaw ang bahala sa materiales. Pag pinakontrata mo lahat pati materiales ay maaring gumamit ng sub standard na materiales mga contractor, halimbawa na lang sa tiles mayroon class A at economy class kung baga may konting damage, maaring gamitan ng ganito ng contractor bahay mo para makatipid sila. Kahit pa kontrata o arawan kailangan ng bantay at hanggat maari dalasan ang pag bisita mo sa site.

Minimum Dimensions for Rooms (Phil)

  • Habitable rooms, bathrooms,toilet rooms, and utility rooms shall have a height of not less than 8 feet(2.40 meters) measured from floor to ceiling.

  • Rooms should have an area of not less than 6 square meters. Smallest dimension not less than 2 meters.
  • Kitchens at least 3 square meters with the least dimension of 1.5 meters.
  • Bathrooms at least 1.2 square meters with the least dimension of 0.90 meters.
  • Windows must have atleast one tenth of the room's floor area.

Cement proportions

Concrete is a mixtureof sand gravel cement and water. Concrete used for beams (biga), columns (poste) and slabs have a 1 : 2 : 4 proportion. Thats one part cement, two parts sand and four parts gravel. A bag of cement is about one cubic foot. Add two cubic feet of sand and four cubic feet of gravel to make to make seven cubic feet of concrete. Concrete used for mortar (filling for concrete hollow blocks) will vary from 1 : 2 (class A) to 1 : 4 (class C) cement and sand ratio.

The table below can be used to estimate how much cement , sand and hollow blocks will be needed to build a wall of a given area in square meters. Each square meter requires about 12.5 hollow blocks. Class B is a mixture of sand and cement (mortar) with a 1 is to 3 ratio of cement and sand. Class C has a ratio of 1 part cement per 4 parts sand. This mortar is used as filling for the hollow blocks.

Labor Estimates

Having your dream house constructed can be a stressful experience, but the problems that one might encounter can be reduced by arming ones self with as much information as one can gain. A common problem is excessive labor costs. If you decide to hire workers on a daily basis you have to be familiar with how much time or man-hours is required to complete a specific task. Here is a list of estimates.
  1. Two men can lay 100 pieces of concrete hollow blocks in a day.
  2. Two men can plaster (palitada) 8 square meters of concrete hollow blocks in a day.
  3. Two men can pour .5 cubic meter of concrete on forms for beams and columns in a day.
  4. Two men can lay 72 pieces of tiles (6" x 6") in a day
  5. Two men can install 10 to 15 pcs of GI roofing in a day depending on roof frames.
  6. Two men can install 15 pieces of plywood (4' x 8') in a day.
